Conveyancing Fees and Costs

You are not obliged to use the Solicitors that the Estate Agent or mortgage Company recommend.  We offer very competitive rates and all our Conveyancers are legally trained.

 

Purchase of a freehold residential property

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Conveyancer’s fees and disbursements

  • Purchase Legal fees £525- £1250 + VAT (fee calculated on purchase price).
  • Search fees £200-£250 (depending upon location of property).
  • HM Land Registry Registration fee £20-£910 (depending upon value of the property purchased).
  • Electronic money transfer fee £36.00 including VAT
  • Stamp Duty Land Tax (payable to HMRC dependent upon purchase price and buyer’s circumstances). You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

We do not pay referral fees to third parties as we believe that our clients should have the choice of the third party services that they use.  We believe in Client choice.

Sale of a freehold residential property

Our fees cover all of the work required to complete the sale of your old home, including redeeming your mortgage and paying your estate agent fees out of the sale proceeds.

Conveyancer’s fees and disbursements

  • Sale Legal fees £525- £1250 + VAT (fee calculated on purchase price).
  • Electronic money transfer fee £36.00 including VAT
  • HM Land Registry Fees for providing Official Copy Entries of Title £4.00-£12.00

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

The purchase of a leasehold property is often more complicated than the purchase of a freehold property and additional disbursements, such as notice of assignment fees payable to the Landlord, will be payable but these are different in every transaction and will differ on a case by case basis.

  • Search fees £200-£250 (depending upon location of property).

Re-Mortgage

Often your lender will suggest that you use their Solicitors to act on your behalf however you may wish to instruct us instead.

Re-Mortgage Fees and disbursements

  • Our fees £250- £550 + VAT (fee calculated on re-mortgage value).
  • Electronic money transfer fee £36.00 including VAT.
  • HM Land Registry Fees for providing Official Copy Entries of Title £4.00 – £12.00
  • HM Land Registry Registration Fees  £20-£250 (depending on remortgage value).
Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.   These are detailed above.

How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 6-8 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle it could take 6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer. In such a situation additional charges would apply.

* Our fee assumes that:

  1. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  2. this is the assignment of an existing lease and is not the grant of a new lease
  3. the transaction is concluded in a timely manner and no unforeseen complications arise
  4. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  5. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
